Yes. TOWN is a licensed brokerage with RECA, CREB, and AREA. This means we are held to a higher standard and are insured.
How long does it take to find a tenant?
It typically takes a minimum of 2 weeks to find a tenant but we are constantly keeping up to date on market trends to find the right tenant efficiently.

How much can I rent my place for?
There are many variable factors that affect rental pricing. We compare the current market with your property, assess feature, and more to come up with a rental price. All of our Rental Assessments are free!
Can I choose the tenant?
Yes! We will collect applications and vet tenants for you, and you can have the final say.
What happens if my unit is vacant?
You do not pay the monthly fee (or initial fee) until the tenant lease starts. Therefore, there are no upfront costs to using TOWN.
What fees do I pay to TOWN?
We charge a flat rate monthly management fee and an initial fee which includes unit preparation, tenant placement, move-ins, and more. You do not pay these fees until a tenant is secured so there are no upfront costs to you.
When can I expect my monthly payment and statement?
You can expect your payment and statement by the 15th of every month for the month prior, taking into account holidays and weekends.
What happens if a tenant does not pay their rent?
We always do our best to collect rent on the first of each month. If the tenant doesn't pay, we'll send them an eviction notice and follow the rules in the Residential Tenancies Act. We then have the tenant move out and use their security deposit to pay any rent or damages they owe.
What is the eviction process?
Evictions are issued on or before the 10th of the month. The tenant then has 14 days to either pay up or move out. It could take about a month for the whole process. And if things continue, it could end up at Residential Tenancies Dispute Resolution Services.
Can I inspect my property?
TOWN offers inspections throughout the tenancy but if you would like to inspect it yourself, you would have to work with us to book a day and time with the tenants.
How many inspections do you do?
We offer 4 inspections per year or enough to meet your insurance.
What if a repair needs to be done?
If a repair needs to be done, we will send our team out to inspect the call at no charge. Once assessed, we will communicate with you our recommendations and go from there.
What is your maintenance process?
The tenant will reach out to us via a Service Request and TOWN will go out to assess it at no cost. We will then communicate with you our findings and recommendations. We typically assess an issue within 48 hours but it does depend on urgency.
Which vendors do you use?
TOWN has established relationships with many vendors in Calgary for different trades. We trust our vendors to do a good job at a fair price.
